We have over twenty years of real estate experience! To ensure a meaningful partnership, our Agents personally meet with all clients to answer any questions. We also offer in-house appraisal services to ensure that owners get the highest market value from their investment.

Tenant Marketing

Dealing with difficult Tenants and vacancies are issues that will occasionally happen. Filling your vacant investment ASAP will be the top priority. Thankfully, marketing with social media, MLS and other various techniques are now available for a much faster pace and upfront data.

Tenant Screening

Locating the perfect Tenant can be a daunting task, but we’ve got the patience! After all, it’s easier to triple-check your original customers, rather than trying to evict them! To do this, we must screen their rents, any criminal history and employment & financial backgrounds according to the California Fair Housing Act standards.

Leasing Contracts

With California Flats LLC, we will handle all your residential property management contracts and make sure all parties have copies. If you wish to manage your investment but prefer us to locate and sign the Tenant, we have a “Contract Plan”. We also have “Month to Month Plan.” If you desire a Lease, you may choose from either a “Percentage Plan” or a “Fixed Plan”.

Maintenance & Repairs

Sometimes a repair issue can happen. We like to use independent, Licensed vendors and not franchised salespeople. This allows for a higher quality of maintenance, and at better prices for the Owner. We never add on “mark-ups” to your costs! Tenants can enter their portal anytime for their requested repairs, even after hours.

Monthly Financials

Taking care of your Monthly accounts will now be our responsibility. We will supply you with a Monthly statement which shows a breakdown of the incoming funds and necessary bills for each Month. This allows you to be up to date 24/7 by just entering into your direct Owner Portal.

Inspections

Our team will also conduct regular exterior property inspections and bi-annual exterior inspections. By residing in the immediate area, it allows us to make sure the vendors have been maintaining their duties. Indoor inspections will also be made to ensure the Tenants are also abiding to their maintenance responsibilities. This towards preventative maintenance and avoidable problems in the future.
