ü Marketing and advertising for vacant rental units
ü Screening and processing for prospective applicants (credit, criminal, legal, and more)
ü Long term leases with rent escalations included
ü Collection of rent and enforcement of late pays or non-pays
ü Coordination, scheduling and completion of normal and customary maintenance issues
ü Applicable policies for pets, emotional support animals, roommate agreements, etc
ü Move out inspection process and distribution of security deposit funds
ü Year end tax record preparation and reporting
ASSOCIATION DIVISION
ü Generate billing and collect association dues, fees or assessments
ü Process utility and vendor bills for payment
ü Coordinate property repairs, preventative maintenance or capital projects
ü Organize, schedule, notify and attend board and resident meetings
ü Communicate with closing attorneys and title companies to facilitate effective resident transfers
ü Receive architectural requests and facilitate movement thru the review and approval process
ü Periodically evaluate condition of community and spot check compliance by residents
ü Assist in procedures for nominating, balloting, voting and installing new board members
ü Maintain and distribute periodic financial reports and updates
ü Enforce compliance with governing documents (covenants, bylaws, etc)
