We manage in a proactive style. As properties age, repairs are to be expected. The key is controlling the timing of them. We can help you plan a maintenance program suited to your individual property, and assist you in working out a budget to meet those plans so that you can be prepared when replacements are needed at the very worst times. When you plan to spend money on your home you are in control and, with the exception of an emergency or small general maintenance items, we don’t spend your money without us being on the same page. Tenant Screening:
Clear Direction Real Estate has a thorough screening process that starts at the first reach out. We begin interviewing before we set up showings. This helps prevent unqualified people from entering the proeprty to start with. When they fill out an offical application, this also give us the opportunity to compare their casual answers against their offical application answers to ensure accurate infomation.

Lease and Lease Execution:
Upon acceptance of the tenant we require tenants to sign the lease and pay the deposit within 24 hours to take the property off the market. We use the Texas Association of Realtors Residential Lease which are continuously updated to stay current with the changes in local and state laws. Tenant responsibilities are clearly defined, giving us the ability to enforce lease requirements.
Collection & Distribution of Rents:
Our collection and distribution of rents is a vital part of our service to you. We pride ourselves on getting rent checks out to our Owners between the 6th & 12th each month (holidays may cause a minimal delay).
Maintenance & Inspections:
Clear Direction Real Estate generally hold normal office hours; however, is on call 24 hours a day, 7 days a week for tenant emergencies. All maintenance emergencies are handled quickly and in a cost efficient manner. We ask that all maintenance requests be made on the portal for tracking and documention purposes. Depending on the selected plan, Clear Direction Real Estate does NOT mark up invoices, saving you 7%-15% on each repair.
We do drive by inspections of the properties on a regular basis to ensure tenants are complying with the rental agreement, in addition to implementing the most in-depth move in & move out inspections in DFW! Our move in & move out inspectons come with hundresds, if not thousands of pictures & videos (unit size dependent) coupled with a room by room report.
