First, Find You A Good Tenant
That is 90% of the battle! We'll provide a comprehensive rental market evaluation to assist you in determining the proper rental rate, assist in getting it ready, provide a full marketing plan, then locate and thoroughly screen all applicants, including credit reports, employment verifications, and current and past landlord verifications, all to insure you have the best qualified tenant(s) for your property.
Second, Take Care of all the Lease Administration Details
We'll enforce the terms of the lease. In other words, be the "bad guy." We will maintain complete tenant and property files, properly maintain security deposits, maintain rental licensing requirements, administer lease renewals, rent increases, late notices, and oversee the eviction of delinquent and problem tenants so you don't have to!
Third, Provide Full Accounting for Your Records
In addition to providing monthly statements with copies of paid invoices, we will also provide the annual 1099 form for your tax records. We will also promptly disburse net rental proceeds to you.
Fourth, Take Care of Emergency and Maintenance Issues
We'll take care of the emergencies so there are no late midnight calls for you. Additionally, we will conduct regular inspections to make sure your property is being taken care of, and securing quality and competent contractors to do any necessary repairs.
