Marketing & Advertising

TAKTA Property Management works hard to shorten your vacancy time to ensure that you are not losing money. Since you will have a realtor working with you to list your rental, the property will be listed and marketed through several sites and platforms to ensure it gets to the most possible applicant. 

 

Tenant Screening

Working with a Realtor through TAKTA Property Management, you can expect qualified candidates will go through a thorough screening process prior to accepting a tenant. In addition, we can either work with you to pick a qualified tenant or find/place them in the property on your behalf. You can be fully engaged or completely disconnected from the process. The choice is yours

Leasing

TPM has a licensed realtor that will ensure the leasing process is seamless. We will get the lease signed along with any additional required addendums. We will collect all monies needed to move in and can keep the money in an escrow account if needed. We will also conduct a walk through prior to move-in, explain any/all rules in the property & provide keys to the tenant.

Rent Collection

TPM will ensure that all rent payments are collected and documented in our system. Any late or additional fees will also be tracked and collected. Tenants have several options to pay rent, so it makes it easier to make their payments on time.

Evictions

As time moves on, sometimes tenants can become problematic or just have a hard time keeping up with the rent. TPM has years of experience with evictions and can assist with the process. We will initiate the process on your behalf and take all the needed steps in a timely manner to reduce any out-of-pocket expenses

 

We conduct open houses and schedule private showing to all prospective tenants.

 

 

 

Timely Communication

TAKTA Property Management services provides reports on how your investment is performing. All owners are provided with an online portal that provides them with financial information, vacancies, service requests, inspections and financial reporting. This makes it easier for you to manage your portfolio if you are close or traveling.

Accounting

We have a great landlord dashboard that allow you to see everything about your investment. You can see the lease agreements, finances, vacancies and much more. The system will also show vacancies and potential candidates.

 

Inspections

TPM conducts inspections periodically to ensure that the property is being kept in good condition. These inspections assist in determining needed maintenance and repairs to maintain your home’s value and avoid costly repairs if left unattended.

Maintenance & Repair

To ensure that your property does not lose value or you spend a lot of money on repairs, TPM ensures that property maintenance and repairs are completed in a timely fashion. If there is a large costly repair, TPM will work with a few different vendors to find the best cost to remedy the issue
